Michael Braunstein represents, for all matters, a major Class A office property in the heart of Times Square. He negotiated and prepared all documents necessary for a new retail lease of approximately 1,400 square feet in an office building along Broadway at 43rd Street, New York. Annual rent exceeds $2,000 per square foot and the tenant is Citizen Watch, a Japanese based multi-billion dollar international company.
In a unique transaction for the same client, Michael negotiated and concluded all documents for the construction and operation of $6 million worth of new, state-of-the-art, digital advertising billboards facing the heart of Times Square. The digital billboards replace existing static ones. The two leases were negotiated separately with two of the largest billboard sign companies in the United States. This complex transaction involved tenant contributions, guaranteed minimum rent and percentage rent.
